TitaniumLien

The lien filing software aerospace subcontractors didn't know they needed until they lost $80K

TitaniumLien automates the mechanic's lien and preliminary notice workflow for specialty metal fabricators, CNC shops, and aerospace subcontractors who are tired of getting stiffed on six-figure jobs because nobody tracked a 31-day Nevada prelim window. It generates court-ready documents, monitors jurisdiction-specific deadlines across all 50 states, and plugs directly into your existing job costing workflow so nothing falls through the cracks. This software exists because the construction payment chain is broken and the people doing the most precise work are somehow the least protected.

Features

  • Jurisdiction-aware deadline engine covering all 50 states, including the obscure prelim notice windows that nobody warns you about until it's too late
  • Tracks over 2,340 county-level filing variations with automatic rule updates when statutes change
  • Conditional and unconditional lien waiver monitoring integrated directly into job costing and AR workflows
  • Generates court-ready lien documents, preliminary notices, and intent-to-lien letters formatted to jurisdiction spec
  • Syncs with your bonding and surety data so public works jobs don't get treated like private projects. They are not the same.

Supported Integrations

Procore, Foundation Software, Viewpoint Vista, Sage 300 CRE, Textura, LienTrackr API, DocuSign, Stripe, Avalara, CourtFilingDirect, NexusConnect, VaultBase

Architecture

TitaniumLien is built on a microservices architecture with each state's deadline logic isolated into its own stateless rule engine, making it trivial to update Nevada without touching Texas. Document generation runs through a templating layer backed by MongoDB, which handles the flexibility required by 50 different document schemas without forcing me into a rigid relational model that would break every time a county changes its cover sheet. Redis handles long-term storage of job and lien lifecycle records because fast read access on active jobs matters more than anything else. The entire pipeline is containerized and deployable on-premise for shops that can't put payment data in the cloud — I built it that way from day one.
